Questions about docxtemplater

Currently I am doing an internship at a company who is developing an application where the projectdeveloper (the guy who is responsible for houses) can sell houses to house hunters. At the end of this proces contracts are signed. For those contracts the projectdevelopers have most the times contracts where the only information needed to be filled in is the buyers information. However we already have this information in our database. So I need to give a recommendation about what to use and how to use. So I found Docxtemplater (mail merging tool) and there are some questions I couldnt find answer to.

When the input is zip does that means that the output needs to be zip as well? I want it to be a PDF which can then be used as a contract to be signed. I already found some libraries for node.js for this.
Is it possible with setdata() to connect to the database or use a JSON file?
Sorry for my english and lack of knowledge, any tips are welcome as well!
